DesignXY Ltd provides services as architect and project manager, for the development of eight new executive homes, in Dinnington, South Yorkshire.
In the heart of a Sheffield suburb, a brownfield site that has remained fallow for decades is being developed to form high quality homes for eight families.
Although the site has been the subject of some interest to potential developers over the years, it was the vision of a young boy that dreamed of building on this site for over a decade, that has been pivotal in bringing together the design team and wider project team, to make the vision a reality. At the end of Laughton Road in Dinnington, with views overlooking St Leonard’s Church, the development of the site will serve to bridge a gap in the streetscape with eight new executive houses, within easy commuting distance of Sheffield City Centre.
The project is to be built in two phases, with the first phase focussed on the development of Plots 1 - 5, located at the front (western) end of the site. Plots 6 - 8 are intended to be three storey town-houses, located at the eastern end of the site, which will be reached by a new private road.
A key aspect of the success of the development so far, has been our Client’s personal knowledge of living nearby to the site; this has been extremely important in serving to allay concerns from neighbours that this might be a purely commercial development, when it’s also demonstrably the realisation of a long-held ambition to bring this site back into use and to raise the standards of building in the town.
DesignXY Ltd became involved in the project after planning approval had been received. DXY became responsible for the design and incorporation of changes needed to make the homes compliant with Building Regulations, as well as other revisions that were included to improve the appearance of the properties, in addition to improving the ease with which the homes could be built.
Initially the houses were intended to be constructed with timber framed external walls, clad externally with reconstituted stone; these proposals have been revised to follow a more conventional plan, with the properties to be built with masonry walls, with cavities fully filled with insulation. Care has been taken to adopt a balanced approach with respect to the carbon footprint of each building, with SAP calculations produced during the project, offering guidance as to the environmental performance of the buildings in their intended use and the opportunity to make optimisations.
